Bigger Not Always Better Large Banks Vs Small Banks
October 31, 2008
What are you looking for in a bank? Are you more concerned about having extensive access to your account at all times or is your experiences with those that work in the bank every day? Depending upon how you answer that question and others, will go a long way in determining whether you would be happier with a large bank or a small one. Naturally, there are very clear-cut differences between larger financial institutions with multiple branches across the state or country and the small local bank that may have only one location in the county.
There are several factors that should be considered when it comes to a comparison between these two different types of institutions. None of them is more important than what kind of service you as the potential customer prefer. The best way to illuminate the differences is to compare the pros and cons of each one and let you, the customer, decide where you would be more comfortable doing business.
One of the biggest advantages of the large bank is sheer coverage. There are often multiple branches not only in a town or city but even across the country. Consequently, with so many locations spread out across a broad area, it is more likely that you will also have better ATM coverage provided by that banking network. You will not have to worry about paying extra services charges to make use of the ATM. Another advantage of bigger banks is the fact that even if you have to relocate, you will not have to transfer bank accounts and account numbers. This is a big plus for renters and those who have to move to a different city for business reasons.
Some of the cons of bigger banks only become obvious when you deal with them over time. Naturally, unlike a smaller bank, you are less likely to have that personal touch, and interaction with certain tellers and other bank employees. Bigger banks have large departments and customer service representatives handling issues sometimes from all over the country, depending upon the size of the institution. Another disadvantage is the fact there are typically far more fees associated with bigger banks and their practices than you will find in smaller banks. Personal service may take a backseat to other affairs when dealing with bureaucracy in the bank setting. (You are less likely to get assistance with loans and small business services in the larger bank setting.)
What are the advantages of the small bank? First of all, you have genuine personal attention and a stronger connection between bank worker and customer. In the smaller bank setting, you will be able to get assistance with loans. It is not uncommon to speak directly with the person in charge of approving a loan whereas in a larger bank setting you would never have access to someone in that executive capacity. Smaller banks are apt to work with their customers especially in cases with overdrawn accounts, account mistakes, etc. Of course, the common disadvantages have much to do with mobility of account and access to ATMs. With the former, if you have to move you may have to change bank accounts entirely since a branch may not exist in your new locations. With the latter, there are less ATMs associated with your bank so you will have to pay those extra fees for using another bank’s ATM.
Certainly, there may be other differences not mentioned here, but those highlighted should suffice to show you some of the obvious differences between these two kinds of banks. The only question is, “Which one would you rather use?”

Investment Scams and How to Avoid Them
October 30, 2008
Most people, especially those new to the investment arena, do not realize there are a number of common scams which are used to victimize investors each year.
The misconception about investing scams is that most smart investors believe they will “know one when they see one” - this is simply not true. Especially in the modern marketplace were criminals have all the resources of the world wide web to create realistic investing schemes which capture the investors attention as well as their money.
The anonymity of the world wide web is a breeding ground for scam artists targeting individuals who so desperately want to get rich quick. Many of these criminals will set up web pages with news letters, forums, and prospectus for companies which do not even exist.
These sites are design with information including success stories from other investors. This is used to lure new investors in. By following un-research claims an investor can easily lose his investments, retirement, and education funds.
Remember professional investors live by the mantra that customers buy products but investors buy securities. Do not be lured in but what merely sounds good. The key is to keep a keen ear for what sounds and is valuable. Major red flags include the use of emotional and subjective words in combination with an investing recommendation.
If you become interested in a stock there are several ways to check if it is a valid stock tip or not. The first place to start is research the company that the stock is for. Take a look at their financial statements to get an idea of how well the company is doing by checking both income and debts. If both of those are in order call the company and speak with human resources. Ask them to validate th claims in the newsletter, email or web page are true. These are great ways to check if a stock tip is fact or fiction.
Another great place to look for information about a specific company is the SEC. Public companies must register with and file yearly reports to the SEC to document their growth and development.
These reports are thoroughly checked to make sure they are truthful and accurate. This helps not only to confirm if you have a valid investment but will also document if the company’s profits are going to continue to increase or decrease.
Access to the SEC and public companies can easily be found on the world web wide. If the advertisements claim to have certain investors feel free to call those companies and confirm their investments and their satisfaction with the company.
Many scam artists will use high profile company names to make the document more alluring to potential investing victims.
Additionally the NASD can be contacted. This organization helps states’ regulate securities and has all the information needed to verify if a company is real or not.
Only through being an aggressive and educated investor can you utilize your money to it’s fullest potential. Take the time to do the research, ask the questions, and if something feels funny, go with your gut.
There are plenty of real investing opportunities out there if you take the time to look.

70 Ways For Home Buyers To Save Money When Buying A Home Tip #4
October 30, 2008
Use a mortgage broker
Who do you think has a better chance of getting you a better interest rate:
A bank with one loan program?
Or a mortgage broker that works with a 100 different banks that compete everyday for your business?
It is definitely the mortgage broker who can shop your loan around to hundreds of lenders.
You probably have seen TV ads from lendingtree.com and nexttag.com where they say they will get you quotes from 4 different lenders. That is nothing. A good mortgage broker works with dozens or even hundreds of lenders and can shop your loan around to all of them for you.
In our mortgage brokerage office, we get rates sheets faxed and sent via computer to us everyday from many of the lenders we work with. We then consult each rate sheet on every loan, to see which lender is offering the best program and rate for that borrower. And the rates change everyday. On one day Lender A might have a better rate. The next day, Lender B will have the better rate for the same loan. A good mortgage broker will stay on top of all this for you.
If you go to your local bank, they will have maybe 10 loan programs. If you are lucky and have great credit they will get you a good rate. If you have bad credit they will usually just turn you down. And this is after you sit with their loan officer and give them hundreds of different documents.
When you use a mortgage broker, they can approve or deny you in less then 5 minutes. But then, if you get denied through the computer, they can then send your loan request in to what are called sub-prime lenders. These are mortgage lenders that give loans to people with less then perfect credit. They charge a little more, but are willing to give you a loan.
At my mortgage company, MoneyTree Mortgage in Houston, we work with over 238 different lenders. If I cannot get you a loan, no one can.
And having this many lenders is crucial because every loan is different. Your loan might have to go to a different lender then your neighbors loan if you want to get the best deal. You see, we get the banks to really compete for your loan. And having 238 banks fighting for your loan is a lot better then four.
Many times, I will have people come into my office and say they got a great rate from their bank. When I compare it to what I can give them, they cannot believe that I can save them so much money. Like I said before, when you have dozens of banks sending you their rates everyday, you know which are the cheapest.
Another reason to use a mortgage broker is the way they get compensated. A mortgage broker works mainly on commission. If he upsets you and you walk away he does not make any money. So a mortgage broker will do whatever it takes to get you a loan. Someone working at a bank on the other hand, gets a salary. If you get your loan there, he is happy and probably gets a small bonus. But if you do not it is no skin off his nose.
By using a mortgage broker that is dependant on the commission, you will have someone work harder for you and he will do the best job he can, because in the long run he wants you to refer your friends and family to him.

Top 5 Missed Tax Deductions
October 30, 2008
How many times have you done your taxes, and a week or a month later realized you forgot a deduction? The tax law is very complicated, so it’s easy to miss a deduction or two. In my experience, these are the top 5 missed deductions.
1. Non-Cash Donations
Did you clean out your closets this year? Chances are you donated those items to Goodwill or a similar non-profit organization. The value of donated items (clothing, furniture, etc.) is deductible. You will need to get a written receipt and assign a value to these items, but the tax savings are worth the effort.
2. Points on Refinancing
With interest rates so low the past few years, there have been a record-number of houses refinanced. If you refinanced, you may have paid points to get a lower interest rate. These points are deductible over the life of the new loan. In addition, if you incurred points on an old refinancing, any unamortized points are deductible in the year of the new refinancing.
3. Educator Expenses
If you’re a qualified educator (teacher, aide, instructor or principal), you can deduct up to $250 for materials you bought for the classroom. Qualified expenses include books, supplies, and computer equipment. This law is set to expire in 2006, so take advantage of it now if you qualify.
4. Investment and Tax Expenses
Expenses for tax planning and investment advice are deductible as a miscellaneous deduction, subject to the 2% Adjusted Gross Income (AGI) limitation. Expenses that qualify include tax preparation fees, safe deposit box fees, fees paid to investment advisors, legal and accounting fees related to tax planning, broker and IRA fees paid directly, investment publications, and more. Many people assume that they won’t have enough miscellaneous expenses to exceed the 2% AGI floor, but all of these expenses combined can be substantial, especially if you have unreimbursed employee expenses to add to these expenses.
5. College Savings or 529 Plan Contributions
Depending on which state you live in, contributions to 529 college savings plans may be deductible on your state income tax return. Because this deduction is only available on the state return (no deduction available on your federal return for 529 contributions), many people fail to include this deduction on their state tax return.

Do Not Lose Your Shirt With a Margin Account
October 29, 2008
The key to the FOREX market for the average investor is the margin. Without margin trading currency trading would be beyond most investors. I will explain what the margin is and how it works.
When you have a margin account you are able to control large amounts of currency with a relatively small cash deposit. When you have a margin account with a broker you are in effect borrowing money from the broker to control a larger lot of currency. Currency is normally sold in lots with a value of $100,000. A common term used when discussing margin accounts is leverage. Leverage is how much you can control with a certain amount of money. The leverage is usually displayed as a ration such as 1:100. That would allow you to control currency worth 100 times the amount of money you have invested.
To better explain this in a FOREX exchange with a 1% margin account you could control $100,000 worth of a currency while only investing $1000. Margin accounts can allow you to greatly increase your profit; they also allow you to increase your risk. With a margin account it is possible for a trader to lose more than their initial investment. With a little prudence though losses can be minimized. Most brokers will terminate a trade before the losses exceed the original deposit.
Benefits
As discussed before a margin account allows you to buy more with the money you have which can greatly increase your profit on successful trades. By controlling a $100,000 worth of currency for only $1000 the potential gain is greater. When dealing with large lots of currency even small changes can produce significant results.
Currency on the FOREX market is traded in far more precise units than actual cash is. As an example the American dollar is traded down to four decimal points. So when you were to quote the dollar against another currency you will see a price like $1.7834 instead of $1.78. A PIP is the smallest unit when trading currencies, when dealing with $100,000 lots then each pip is worth about $10.
If the price of the American dollar changes from $1.7834 to $1.7934, you have a net difference of 100 pips. If you have a lot of $100,000 then that 100 pips will translate to $1000 where as if you were not using the margin your original $1000 would only show a profit of $10. Hardly what most would consider a highly profitable trade?
In short the primary benefit of using a margin account is that it can greatly increase the profit margin of a trade.
Risks
Since there is such a significant increase in profit potential when using a margin account it only stands to reason that there is also an increase. In fact it is quite possible to have your entire margin account wiped out fairly quickly. When using a 1% margin account a shift in the currency of a single penny will cost you $1000.
The FOREX exchange has many safety features to help you reduce the risk of this happening. One example is a stop loss order. A stop loss order will automatically close out your position in a currency if the price crosses the point you have set. This allows you to limit your losses while still having the opportunity to realize a profit.
Another risk that many people overlook is that if the price nears the point where your losses are close to being equal to the value of your margin account your broker may close out your position. If you were trying to rid out a temporary downturn that you expect to turn around soon you could find that your broker has closed it causing you to lose your entire balance and have no option to make a profit if the price moves up again.

Automobile Tax Deduction Opportunity
October 29, 2008
Tax is one hell of a thing we allow to hate. Why does the government tax us for everything? Tax on vehicles?
Ok tax is fine, but how could I get away from it, at least partially. Let’s find out…
Clean fuel vehicles and gasoline-electric hybrids are the first type of deductions allowed by the federal law. The second is for automobiles that are donated to charitable organizations.
One time tax deduction is allowed for vehicles with clean fuels and the amount is $2000 while $4000 for vehicles under electric hybrids. Vehicles running on natural gas, liquefied natural gas and other fuels where the alcohol content is at least 85% is what qualifies as a clean fuel.
$2000 includes the cost of the engine, the cost of carrying the liquid too.
Form 1040x is used in case of vehicles bought before 2004, while the above deductions are directly for vehicles bought in 2005.
Further Requisites:
The vehicle must be new and purchased for personal usage. It cannot be bought for resale.
The vehicle must be used primarily in the US.
The vehicle’s pollution/emission capacity must meet all federal and state requirements
The vehicle must have four or more wheels, and should be driven on road. (does not include vehicles operating on rails)
The taxpayer has to pay some money back if any of the above rules are flouted.
This deduction is valid up till December 31, 2005. Vehicles bought in 2006 and later, may be entitled to a federal income tax credit. However, this is dependent on the fuel economy, fuel savings and other factors.
The second rule is slightly complicated involving the value of the vehicle and the purpose used by the organization. Thus you may not know the size of your deduction when you make the donation. In addition, there is a $500 limit on the donated vehicle’s value, beyond which the rules get even more complex. A fair market value is determined during such a cause and your immediate deductions may not be known.
Of course, charity is a choice, and you shouldn’t make it unless you are that philanthropic or have money at your disposal. It is better off to sell it.

Does Money Cause You Trouble Find Out How To Manage It
October 28, 2008
Money has been the constant source of heartache since the time the concept of earning was invented. With the passage of time, this commodity and its management has caused more problems than one can imagine. To maintain a constant healthy level of finances, one must master the skills of Money Management, to keep the correct balance between inflow and expenditure. What once had to be done manually can now be done in the comfort of home and with the help of a computer, and a bit of time.
The growth of the software industry has seen a number of packages aimed at this very problem. Not only can they keep track of your inflow and expenses, but can also keep tabs on your checking account, bill payment and personal taxes. Most packages are also useful for small businesses to keep their performance on track. You can also identify the areas where expenses are mounting and take steps to curb that, and you can also find low performance areas where additional inputs may be the answer. These packages are a great help for beginners and veterans alike.
The packages also allow the user to set their own schedules through which you can ‘tell’ the computer to pay certain bills on their due date. This reduces the chances of late payment and the resultant fines. This also helps in determining your financial position say two weeks ahead. The package has its schedule and after considering it, you can get the status of your finances after the various bills are paid.
In the case of small businesses, not only can you do all that a personal package can do but also print out invoices and generate the routine paperwork that is required in running a business. With newer packages being available virtually everyday, the once onerous task of managing your finances is getting simpler and easier by being capable of handling far more than just personal finances for you.
One of the non-apparent advantages of these packages is that all the transactions that you have scheduled into your calendar are stored in its memory and can be produced with the click of a few buttons. You therefore have a systematic set of organised statements that you can simply forward to the IRS (again through the Internet) for evaluation. Taxes that used to be looked at with dread, thinking of all the paperwork it entailed is now a breeze. No longer do you have to spend hours calculating whether you have your workings right. Leave that to the software that manages your finances and rest easy. It takes the headache out and puts the organized feel in!
The greatest thing is how reasonably-priced the packages are, considering how much peace of mind they bring you. Most of them are so easy to use too. They don’t just make life easy for you, they organize your life, too. Financially, it makes so much sense to shift your work to a machine to do - while you put your feet up!

Fall Noted In Borrowing Outlook
October 28, 2008
Less people are looking to save, borrow or invest money, according to the publication of new figures.
According to GfK NOP’s latest UK Financial Activity Bulletin (FAB) carried out for JGFR, an estimated 35.5 million Britons are expecting to do at least one of the above actions over the next six months, a fall from the 39.5 million recorded this time last year. Some 2.9 million fewer consumers intend to put money into a savings or investment scheme, with those planning to borrow via personal loans and credit cards falling by 1.8 million.
Commenting on the findings, John Gilbert, author of the report, said: “The latest Financial Activity Survey data reflects the straitjacket many consumers find themselves in. More people have adopted a cautious approach to personal finances - seemingly preferring to focus on meeting monthly commitments and spending out of income.”
Mr Gilbert claimed that the study also reveals that financial services providers are set to introduce a series of “attractive offers” over the remainder of the summer months in an attempt to encourage consumer spending activity despite the impact of recent interest rate increases and “squeezed2 household budgets. “As in March the current climate remains a tough one for retail financial services providers. With higher-margin consumer credit constrained by continuing bad debt write-offs, many are having to seek new ways of generating revenue from financially restrained consumers - or cut costs,” he added.
Figures from the firm also indicated that Britons are particularly pessimistic about lending money. The FAB Borrowing Index was reported to have remained unchanged from March’s figures at 74.0 - a record low. Meanwhile, the Consumer Credit Index was shown to have slumped to 74.9 - the lowest figure ever recorded and the fifth consecutive quarter in which Britons’ outlook on credit usage fell. Down from March’s figure of 77.6, the index was also below the 101.1 witnessed in June 2006. The shortfall in demand for consumer credit was attributed to borrowers becoming more careful on how they spend their money amid concerns over future base rate rises by the Bank of England.
Despite fewer people borrowing via credit cards and personal loans in recent months, GfK NOP reported that the past two years have witnessed ‘high levels’ of consumers making repayments on various debts. In turn, the proportion of the adults expecting to complete debt repayments in the coming months has reduced from about a third to less than 25 per cent over the last 12 months. However, the decrease in debt servicing was partially attributed to more consumers taking a break from making secured loan repayments.
At the beginning of last month Alliance & Leicester’s senior personal loans manager Richard Al-Dabbagh claimed that those who borrow money should do so with careful planning and thought. His comments come after research from the company showed that almost half (42 per cent) of car buyers choose an expensive forecourt finance deal as they find it a convenient option. Mr Al-Dabbagh reported that those funding a large purchase via store or credit cards may find a cheap personal loan to be a more competitive choice.

The High Cost Of A Poor Credit Rating
October 27, 2008
Is your credit rating good or poor? If you’ve recently been turned down for a credit card, store card or loan, it could be because you’ve paid off everything so perfectly that you have no credit history. But it’s more likely to be because your credit rating is poor. And this means it could be difficult to get credit at a price you find attractive.
What Makes A Poor Credit Rating?
Applications for credit are scored using criteria on the application form. For example, home owners score higher than renters and it’s useful to be on the electoral roll. People tend to get a poor credit rating if:
- They have defaulted on payments in the past;
- They have been made bankrupt;
- They have paid bills late (arrears);
- They have had County Court Judgements (CCJs) against them
Bankruptcies and CCJs stay on a credit file for six years, and it is hardest to get credit if these are the problem.
Banks, credit card companies and store card issuers also look at people’s credit report. This is a file maintained by a credit reference agency detailing people’s applications and approvals for credit, borrowings, payment record and electoral roll entry. Equifax and Experian are two of the biggest and best known credit reference agencies and are used by most of the lenders. Over time, a credit report can become quite large, with details of every payment made or missed for every credit card and loan.
How Will A Poor Credit Rating Affect You?
A poor credit rating can mean that a person is turned down for credit. At the very least, it makes it difficult to get a loan, credit card, store card or mortgage. Even if people manage to get these products, they rarely benefit from the same low rates and incentive offers as other credit card applicants. Instead, they may have to pay a higher interest rate, either permanently, or until they show a good record of payments on the credit card or loan.
To give an example, a person with an excellent credit rating could borrow money at an interest rate of under 6% (depending on the loan amount and the particular deal). A person with a poor credit rating might have an interest rate of well over 25%.
Loan Options For People With Poor Credit Ratings
People with poor credit ratings have the option of having a secured loan. This means that if they default their house can be seized to ensure that the lender is paid. For credit cards they could have a card with a high interest rate. There is also the option of a prepaid credit card. This is similar to a prepaid mobile phone card. The card holder tops the card up with money and can spend that amount in places where a credit card is needed.
How To Improve Your Credit Rating
Improving your credit rating can be simple. Make sure you are listed on the electoral roll and pay your bills on time. Finally, get a copy of your credit file from Experian or Equifax to make sure the details are correct. That way you won’t pay the price for someone else’s bad credit history.
Joseph Kenny writes for the, Personal Loan Store and offer more information on bad credit loans available on site.

The Basic Truth about Selling Homes in Victoria
October 27, 2008
Simply treat your home as an investment and not as a place where you bond with your family and spend your spare time with them. Your emotion should not be a factor in selling your home; if not, this will certainly be a hindrance.
In Victoria, most of the properties are being sold through real estate agents. Unlike in other states, you have to take a lot of effort just to advertise your home and please the buyers to take it.
However, you must try to consider several factors when getting an agent. And take note that is must be taken prior to your engagement with the buyer. Consider the risks if you will just get somebody who is not an expert on the matter, maybe you will just be hoodwinked.
Take note of these essential reminders:
First, it is important that you are certain and must be fully informed about the terms and conditions on which the agent is to be retained as stated in the agency agreement.
Second, identify whether you are referring to a sole agency, an auction or a general authority to sell. The basis for selling your home will also have variation depending on what condition you have chosen
Third, this is the most complicated part, the commission sharing. Be well-informed about the manner on how it is being calculated. If it is possible to negotiate terms that will also somehow favor you, try to do so.
Lastly, ask whether you will be still held responsible for some additional expenditure such as advertising. It will also concern whether you have a fixed amount that you need to pay or either a limitation.
Like a typical seller, it is necessary for you to provide your buyers with the so called vendors statement that will contain the details of the property. It basically includes the following information- restrictions on title (if applicable), rates, zoning, notices, orders, building approvals and other services connected to the property that must also be included in the papers.
When dealing about home selling tips. Remember these things.
You only make a first impression on the prospect buyer once. Like a person, you are fond of saying first impressions last; this is also true when it comes to your home. Make the most of it. Be sure that the first time that the prospect buyer will visit your place they will already be impressed with the kind of arrangement you have in your home. There is no need for you to buy any expensive ornaments but simply to give them a light impression of your house because of its neat appearance; it is a big thing already. Beautifying and ensuring the security of your home will count a lot to your buyers.
While on the selling price of your home/investment, it also depends on a number of factors, some are:
1. The number of buyers that are available in the real state market that are searching for homes like yours. It is a basic consideration because; you will be depending on your prospect buyers upon selling your home. It is from them where you can gain money.
2. Check on the number of homes listed in the local real state market, homes that are like yours. This is where competition enters, the many homes available, the lesser possibility that your home will be sold. So, you have to make an edge over your competitors.
3. Determine whether the condition of your home is better or not. You must be aware of the competition in the market. Grab all the chances that you can, have your home improved before selling it so you wont have any regret at the end of the day.
There are many factors that you can’t control when selling your home, for example, the supply and demand of houses for sale in your area, but you can control how your home looks when it goes on the market.
You need to do a lot of preparations before you can declare your house as for sale, so its better that you first think about your decision before making a move. Rush sales are only for those who needs the cash fast and is willing to take a loss. Homes in Victoria are too precious and pretty to be just given away at a low price.
